Where is Carter Mountain West?
We are located 4.4 miles north of Golf Course Road on the WEST side of State Highway 259, directly across the highway from the original Carter Mountain.
What are the lot sizes?
We have a limited number of small lots 0.9 to 1.1 acres. We have more than 60 lots around 1.2 – 1.4 acres. And more than two dozen lots over 2.0 acres in size.
What is the pricing?
Pricing is subject to change, but the lots are currently being priced at $110k to $150k per acre.
What about Covenants and Restrictions?
Covenants are farily standard Hochatown fare. See the offical documents here.
Will there be an HOA?
YES – mandatory participation, as spelled out in the covenants.
What are the annual dues of HOA?
Initially $400 per year.
What is special about Carter Mountain West?
Carter Mountain West has larger lots, ridge views, large wide roads, and less traffic than the “standard Hochatown” hustle and bustle.
What about the roads?
Roads will be crushed black gravel from Mena, Arkansas very similar to the original Carter Mountain across the highway (but less steep).
What about electricity and the timing of such?
Electricity will be by underground service. The electrical starts November 16, 2021 and we expect Phase 1 and Phase 2 to finish near the end of the year (depending on weather).
What about water and the timing of such?
The water is out for bid. We expect to open bids in the month of December and start Phase 1 water in January or February of next year. We (the developer) have limited control of timing on water completion. Kiamichi Rural water district 6 is in charge of water, feel free to reach out to them directly here. They are telling us Phase 1 water “in the spring of 2022” and Phase 2 water “in the summer of 2022.”
What about sewer?
Like all of Hochatown, the lot buyer will be responsible for purchase and installation of an on-site septic system. Typical costs are $5,000 to $12,000 depending on size and design.
